On most new homes the window package is one of the largest single material orders. Yet many builders have never seen how that price is put together. Here is what happens between the factory and your job site, and where buying factory-direct changes the math.
The usual path: four hands on every window
A typical window reaches a builder through several businesses, and each one needs its own margin to stay open:
- The manufacturer builds the window and sells it to a regional distributor.
- The distributor stocks it, runs warehouses and a sales team, and sells to dealers or lumberyards.
- The dealer or lumberyard keeps a showroom, an estimator and a delivery truck.
- You, the builder, pay a price that carries every one of those margins.
None of these businesses are doing anything wrong. They provide real services: local stock, a showroom, fast reorders. But on a production build where you already know exactly what you need, you are paying for a lot of services you do not use.
The factory-direct path
Buying factory-direct removes the middle layers. The order goes straight from your window schedule to the factory, and the finished windows ship to your site. The certified product is the same; what disappears is the stack of markups in between.
For the builders we supply, that typically works out to around 35% or more off the window package compared with buying through a local distributor, on the same NFRC certified vinyl quality.
What you give up, honestly
Factory-direct is not the right fit for every job. It is worth being clear about the trade-offs:
- Lead time. Windows are built to order, so you plan ahead. With us it is roughly eleven to twelve weeks from a locked order to your job site. Production builders who schedule windows at framing start rarely notice this; a builder who needs a window next week will.
- No showroom. You order from specifications, ratings and samples rather than walking a display floor.
- Order size. Standard white units can start in smaller quantities, while special configurations such as a black exterior with a white interior run per container.
When it pays off most
Factory-direct makes the most sense when:
- You build repeat plans or several homes a year, so schedules are predictable.
- Windows are ordered from a finished window schedule, not picked on the fly.
- You want the same certified spec on every house without paying distributor margins each time.
- You can consolidate orders into containers as volume grows, which lowers freight cost per unit.
What should not change
Lower price should never mean lower standards. Whoever you buy from, insist on:
- NFRC certified whole-unit ratings that meet the Washington energy code (a U-factor of 0.30 or lower).
- Labels on every unit for the energy inspection.
- A clear plan for damaged or wrong units. We replace them quickly and cover the cost, so your crew is not left waiting mid-build.
